Eviction Cleanout Services for Northeast Ohio Landlords
Every vacant day matters. Call to discuss an authorized eviction or tenant-abandonment cleanout and check same-day or next-day availability. Volume-based planning prices start at $149 all-in. Built for landlords, property managers, and realtors across Cuyahoga, Summit, Lorain, Medina, Lake, Geauga, Portage, and Stark counties.
Remote access by lockbox or key handoff can be arranged in advance. Confirm the written removal authorization, before-and-after photos, reporting needs, and agreed cleanup before work begins. A cleared and swept unit may still need cleaning or repairs. CLE's business-wide rating is 5.0 stars across 97+ Google reviews.
Eviction Cleanout Pricing
These published volume bands help plan ordinary unit contents. Material, weight, access, sorting, and the number of loads affect the final all-in price approved on site; specialist conditions need separate assessment.
- Single large item / small load: $149–$249 — A few pieces left behind — a mattress, a couch, and some bagged items.
- Quarter truckload: $249–$399 — Typical lightly-furnished studio or one-bedroom set-out.
- Half truckload: $399–$599 — Fully furnished one- or two-bedroom unit, appliances included.
- Full truckload: $699–$1,099 — Heavily loaded two- or three-bedroom unit, or a hoarding-condition turnover.
- Multi-Unit Turnover or Whole-Building Clear: Call for quote — Several units in one visit, or a building-wide clear after a portfolio takeover. Quoted on a walkthrough — we don't guess at scope this size.
All prices are all-in: labor, hauling, and disposal are included in the number you're quoted.
Ask about Net-15 and Net-30 eligibility for property management firms and realty offices. Account terms must be approved before the job; do not assume deferred payment is available.
Request before-and-after photos and confirm the agreed documentation, timing, and any cost before work begins.
Before Dispatching an Authorized Unit Cleanout
Confirm lawful access and removal authority before arranging the hauling visit. Possession, storage duties, and a cleanout appointment are separate matters.
Resolve authority before the removal list
Confirm with qualified legal counsel which belongings you may authorize for removal and any notice or storage obligations. Written instructions alone do not establish that authority; CLE does not decide ownership or carry out an unlawful eviction.
Define the unit and assigned storage
Identify the unit, garage bay, basement area, or storage locker in the written scope. Mark building-owned equipment and belongings that must remain. A key to a shared area is not permission to remove another person's property.
Arrange access and agreed records
Name a reachable decision-maker, arrange any key or lockbox handoff, and explain requested photos or reporting before dispatch. Confirm deliverables and timing rather than assuming the visit includes evidence for a dispute.
Hauling After Authorization—not an Eviction Procedure
We remove only the authorized contents in the approved plan and sweep the agreed work area. The service does not establish possession or replace a court-supervised move-out.
Ordinary turnover debris has limits
Tell us about heavily packed rooms, pests, animal waste, sewage, sharps, or suspected hazardous material before scheduling. Specialist assessment or remediation may be needed before ordinary hauling can proceed.
A cleared unit can still need work
Sweeping is not deep cleaning, disinfection, pest treatment, repairs, or certification that the unit is ready to rent. Review those separate needs before scheduling the next tenant or contractor.
What Affects Your Final Quote?
- The contents and number of loads drive the price; a unit's bedroom count does not establish the amount left behind.
- Stairs, loading access, storage areas, sorting instructions, and heavy items affect the work.
- Multi-unit plans, requested documentation, and any approved account terms need agreement before the job. A combined scope does not guarantee a discount.
How an Eviction Cleanout Works
Plan authorized removal, access, documentation, and cleanup before work starts. This service does not establish legal possession or replace cleaning and repairs.
Step 1: Call or Request an Estimate
Tell us the address, unit size, contents, access, and who can authorize removal. Photos are optional. We confirm estimate availability and the final all-in scope before work begins.
Step 2: Confirm Authorized Access
Arrange an approved key or lockbox handoff if you will be absent. Lawful access and written removal authorization must be confirmed before dispatch; an estimate request does not book a set-out.
Step 3: Document and Clear the Agreed Scope
Confirm requested before-and-after photos and reporting arrangements. The crew removes only the belongings authorized in the agreed written scope.
Step 4: Sweep and Review
We sweep the agreed work area and review completion. Confirm delivery of any agreed photos and invoice; further cleaning, repairs, or specialist work may still be needed.
What We Clear From a Vacated Unit
Authorized belongings and ordinary debris within the agreed scope. Hazardous materials, active biohazards, and specialist remediation are not ordinary hauling; larger or heavily packed units may require multiple visits.
- Furniture, Mattresses & Box Springs
- Appliances, with refrigerant-bearing units identified for appropriate handling
- Bagged Trash & Loose Debris
- Clothing & Personal Effects
- Electronics & TVs
- Kitchenware & Small Household Goods
- Carpeting & Damaged Flooring
- Garage, Basement & Storage-Locker Contents
- Patio & Balcony Items
- Hoarding-Condition Interiors

Frequently Asked Questions
How fast can you turn over a unit after an eviction in Cleveland?
Same-day service is often available—call (216) 673-0678 to confirm the schedule after lawful access and removal authority are settled. A one-bedroom scope may fall within quarter- or half-truck bands, $249–$399 to $399–$599 all-in, depending on its contents and access. Multi-unit or heavier turnovers need an on-site assessment. We confirm the scope, timing, and final price before work; a call does not guarantee afternoon completion.
How much does an eviction cleanout cost for a Northeast Ohio rental?
Eviction cleanouts start at $149 all-in and are priced by truck volume: $149–$249 for a few leftover pieces, $249–$399 for a lightly furnished studio or one-bedroom, $399–$599 for a fully furnished one- or two-bedroom, and $699–$1,099 for a heavily loaded larger unit. Labor, hauling, and disposal are all included.
Do you document the unit with photos before and after?
Before-and-after photos can be discussed when planning the job. Explain which records you need and confirm the agreed photos, delivery timing, and any cost before work begins. A photo set is a record of the removal scope, not legal advice or a guarantee about a deposit dispute.
What happens to belongings the tenant left behind?
We remove only belongings you are legally entitled to authorize in writing. Confirm lawful possession, access, and any notice, storage, or property-handling obligations with qualified legal counsel before scheduling. Written instructions alone do not establish that authority. We do not carry out an unlawful eviction or decide which belongings may legally be disposed of.
Can you do the cleanout if I can't be at the property?
Yes, when lawful access, written removal authority, the approved scope, and a reachable decision-maker are arranged in advance. Confirm the key or lockbox handoff and any requested photos, invoice, and reporting timeline before dispatch. You do not need to carry the approved items to the curb.
Do you offer Net-30 billing for property management companies?
Call (216) 673-0678 to discuss whether Net-15 or Net-30 account terms are available for your firm. Eligibility, payment timing, and any account requirements must be explicitly approved before the job; an estimate request does not create credit terms.
Can you handle a hoarding-condition unit left by a tenant?
We assess authorized hauling scopes in heavily packed units. A full-truck band is $699–$1,099 all-in, but hoarding-condition work may need multiple loads, sorting, or a separate cleanout plan. Structural concerns, active biohazards, pest hazards, and hazardous materials require separate assessment and may need specialist work before ordinary hauling can proceed.
Do you clear the garage, basement, or storage locker too?
Yes, when those areas and contents are authorized for removal. Include assigned storage lockers, garage bays, and basement storage in the assessment so the combined scope, access, and all-in price can be agreed. A combined visit does not guarantee a particular saving.
Does a swept unit mean it is ready for the next tenant?
Not necessarily. Our standard cleanout removes the agreed contents and sweeps the work area. Deep cleaning, repairs, pest or mold treatment, and any property requirements remain separate. Review the remaining work before representing a unit as ready to rent.
